Houseflipr AI
We collect information you provide when creating an account: your name, email address, and authentication data through our identity provider (Clerk).
We collect property analysis data you submit including addresses, financial figures, and photos you upload for AI analysis.
We collect usage data including which features you use and how often, to improve the service and enforce plan limits.
We collect payment information through Stripe. We do not store credit card numbers — Stripe handles all payment data.
To provide the service: running property analyses, storing your portfolio, and generating AI-powered insights.
To manage your subscription: processing payments, enforcing plan limits, and sending billing-related emails.
To improve the product: aggregated, anonymized usage data helps us understand which features are most valuable.
Local cost intelligence: actual rehab cost submissions are anonymized and aggregated by zip code. Your specific dollar amounts are never displayed to other users.
We do not sell your personal data to third parties.
We share data with service providers who operate houseflipr.ai: Neon (database), Cloudflare (storage), Railway (hosting), Clerk (authentication), Stripe (payments), and Anthropic (AI analysis). Each provider has its own privacy policy.
We may disclose information if required by law or to protect the rights and safety of our users.
Photos you upload are stored in Cloudflare R2 and processed by Anthropic's Claude API for rehab estimation. Photos are not used to train AI models.
Free tier photos are deleted after 90 days. Pro and Unlimited tier photos are retained for the life of your account.
Your account data and analyses are retained while your account is active. You may request deletion at any time by emailing hello@houseflipr.ai.
We retain anonymized, aggregated cost data (zip code + category + amount) indefinitely as it powers the local cost intelligence feature for all users.
houseflipr.ai uses cookies to maintain your authentication session. We do not use tracking or advertising cookies.
You may request access to, correction of, or deletion of your personal data by contacting hello@houseflipr.ai. We will respond within 30 days.
We use industry-standard encryption (TLS) for all data in transit. Database data is encrypted at rest by Neon. We conduct security reviews periodically.
houseflipr.ai is not directed to children under 13. We do not knowingly collect data from children under 13.
